Longniddry South is located around Longniddry Farm, south of the existing village. The event will take place at the Longniddry Inn on Wednesday 29 August from 3pm to 8pm, to showcase what developers Cruden Homes (East) and ZeroC have in store for the 63-acre site. The development will be made up of 2, 3, 4 and 5 bedroom units as well as elderly amenity housing. Around 25 per cent of the planned residential units will be affordable homes. Planning permission in principle was approved By East Lothian Council in June, following approval at committee last August. A planning application is in place for the commercial units at the Farm Steading which are expected to include a nursery, small offices, a cafe and farm shop, and self-catering accommodation. Plans for the grounds include a full-size football pitch, a new village green, restored mill pond, community orchard, play parks and other high quality public open spaces. The developers also propose reliable and safe connections between the new community and the existing village.

The commercial and retail space is being delivered separately by developer Socially Conscious Capital acting for landowner Wemyss and March Estates.

The developers say that the development ‘will not only make current facilities and amenities, such as the primary school, more sustainable but will also bring new services to the village.’

The residential and commercial buildings will be designed with the local environment in mind, ensuring that the development will fit in the area.

Mark Greaves from ZeroC said: “Our intention is do something really special here, creating a beautiful and sustainable development that looks and feels like the best of Longniddry and East Lothian. With its close proximity to the railway station, Longniddry South is already set be one of the most sustainable developments in East Lothian.”

Fraser Lynes, land and development director for Cruden Homes (East) said: “We are delighted to have the opportunity to take forward the great work carried out by Socially Conscious Capital and Taylor Architecture. Our involvement in this development confirms our commitment to the County. We fully believe in the design principals which are embedded in the existing consent and look forward to delivering a truly bespoke product in one of East Lothian’s best locations.”

Fiona O’Donnell, Labour councillor for the area said: “I do welcome the provision of affordable homes within the new development. New families moving into Longniddry will also be good for the nursery and school.

“The mixed nature of the development will create opportunities for new businesses and employment.”
