Masterplan unveiled for huge expansion of South Queensferry

A MASTERPLAN has been unveiled for a huge expansion of South Queensferry with nearly 1,000 new homes on the town's southern edge.

The proposals for agricultural and scrub land between the approaches to the Queensferry Crossing and Forth Road Bridge, also include a new primary school, a care home, discount foodstore, drive-thru restaurants, and petrol filling station.

The 44-hectare site, south and south west of Builyeon Road, already has “minded to grant” planning permission in principle for up to 980 homes subject to approval of a masterplan.

A planning application is due to be submitted this month following a recently-completed online consultation with the community.

Cala says the landscape led masterplan will provide an “integrated and diverse” new neighbourhood which will be “a strong extension” to the existing community of South Queensferry.

It says 25 per cent of the housing will be for affordable homes – including social rent, mid-market rent, discounted sale or shared equity – .which will be evenly distributed across the site.

The masterplan includes re-routing Builyeon Road, with the existing road retained as a traffic-free route.

The new school and care home are intended to be at the heart of the community, on the civic street, close to the commercial area and the existing community.

“The location of the care home, school, civic street and commercial area will provide excellent connections to public transport from the proposed bus route from the realigned Builyeon Road. This will ensure that the new neighbourhood is accessible for both new and existing residents.

“The proposal would offer a healthy place to live, with good walking and cycling connections to local facilities including shops, schools, and enhanced connections to public transport."

A legal agreement on affordable housing and the financial contribution by the developers towards educational infrastructure, healthcare provision and transport mitigation measures is is expected to be concluded imminently.

Cala claims once businesses and households have moved in the development could create generate up to £8.4 million for the South Queensferry economy.

Keith Giblett, chair of Queensferry and District Community Council, said: “The community council were critical of the previous masterplans for the site. We have received a preview of the Cala proposals, and we believe they are much improved.”
